BREA Wants Tighter Oversight of Belize’s Real Estate Market

The Belize Real Estate Association (BREA) responded to the US State Department’s 2026 Investment Climate Statement, which described Belize’s investment climate as “mixed but gradually improving” while identifying insecure land titles, corruption, bureaucracy and political favouritism as persistent concerns for investors.

The report flagged unreliable land records, poorly conducted surveys, and a lack of transparency and the absence of regulation for real estate agents. It also drew attention to Belize’s lack of law governing real estate brokers or agents, and no training or certification is required to sell property.

BREA says those concerns “deserve attention” but should not create the impression that every land title is unreliable or every property transaction is unsafe. It insists that the findings “do not mean that every title is unreliable or every transaction is unsafe.”

The association maintains that the vast majority of property deals in Belize, including those involving foreign buyers, are completed successfully each year.

BREA describes the report’s findings as a constructive contribution to the development of the industry. The association says they reinforce the need for the Government to advance the proposed Real Estate Agents Bill, which it strongly supports.

“Effective regulation can help deter misconduct, weed out bad actors, and provide clearer recourse for buyers and sellers. We condemn fraud and unethical practices,” BREA added.

The association is also urging buyers to conduct proper due diligence and seek qualified legal and professional advice.
